Dosan Park Area Rebounds as Gen Z Brands Fill Gangnam Retail Strip

The Dosan Park and Apgujeong Rodeo shopping district in Seoul’s Gangnam has revived as brands targeting Gen Z and tourists move in. Streetwear, sports and K-fashion labels—alongside lifestyle, beauty and F&B concepts—now cluster along Dosan-daero, creating experiential flagship stores where visitors linger rather than just shop. Examples include Gentle Monster’s multi-brand ‘House Dosan’, sneaker platform KREAM’s YOSAE space, and expanded stores like Olive Young (a major K-beauty retailer). New openings from domestic and international names (e.g., Helinox wear, Skims, On Running) are underway. The mix of luxury, street and athleisure plus galleries, clinics (plastic surgery/dermatology), cafes and fine dining lets shoppers and foreign tourists complete multiple activities in one visit. Vacancy rates fell from about 5–7% in 2020–21 to nearly 0% now, while land prices rose from roughly 1.8–2.4 billion won per pyeong to 3.5–4 billion won (some parcels exceeding 4 billion). The area’s shift toward immersive brand spaces and younger customers is credited with reviving the neighborhood’s fortunes.
